Policies

Minimum night stay:

There is a 2-night minimum stay from March 1st – November 6th

Property Damage Policy:
We expect reasonable care to protect the property and furnishings. By rental of the property, you have chosen to be the one responsible to pay for any damages caused by you or your invited guest. When booking a rental you are agreeing to have a credit card on file to hold for up to $500 worth of damages to be processed if the room is damaged. If the room or property is damaged greater than the $500 amount, the renter agrees to pay the full cost of damages deemed by the Management of Bar M Resort within 7 days of stay.

Cancellation Policy:

For Cabins and Condos:

100% refund for reservations canceled before 30 days of check in.  50% refund for reservations canceled 29 days to 15 days of the check-in date. No refund for reservations canceled within 2 weeks of check-in date.

No pets in cabins and condos.  If a pet is found in the cabins and condos, there will be a $200.00 pet cleaning fee charged to the credit card on account.

There is no smoking of any kind of products in the cabins and condos.  If any type of smoking in the cabin or condo, a $200.00 cleaning fee will be charged to the credit card on file.

Please gather all trash and place outside of your unit before you leave.  Please wash all dishes used and replace clean in cabinets.  If the unit is left with trash and dirty dishes a cleaning charge of $25-$50 will be charged to credit card of file.

For RV and Tent Campers:

A 100% refund will be applied for cancellations before 7 days of the check-in date. A 50% refund will be applied until the day of the check-in. No refunds for reservations canceled after the check-in date.

No refunds for early departure. No price reduction for late arrivals. No exceptions.
